VACATION RENTAL AGREEMENT

This Vacation Rental Agreement (the Agreement) is made by and between Sean & Christina Dennis of The Greenovator Corp (Homeowner) and the Guest (as indicated on the Direct Booking transaction) as of the date last set forth on the booking transaction. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property

The vacation rental property is located at Range Road 20, Spring Lake Alberta, T7Z 2V2 ("Spring Lake Property") or 9th Street, Seba Beach, Alberta, T0E 2B0 ("Seba Beach Property").

The property is fully furnished and includes: refrigerator, range, dishwasher, range hood, microwave, toaster, coffee maker, one set of pots and pans, 8 sets of cutlery, 6 sets of dishes & glassware, Smart TV, electric fireplace, 5 sets of towels, 3 sheet sets, sofa, accent chair, side table, floor lamp, kitchen table, bed, area rug, clothes washer and dryer, air purifier.

Rental Party

The rental party shall consist of Guest and the persons indicated on the booking transaction.

Maximum Occupancy

The maximum number of guests is limited to 5 persons (including 3 children) at Spring Lake Property and 4 persons (including 2 children) at Seba Beach Property.

Term of the Lease

The vacation rental lease begins at 4 p.m. on the Check-in Date indicated on the booking transaction and ends at 11 a.m. on the Check-out Date indicated on the booking transaction.

Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

Rental Rules: Guest agrees to abide by the Rental Rules (below this Agreement) at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.

Access: Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 24 hours notice (unless in case of emergency). Failure to adhere to the check-out time may result in an additional late fee set at $100 unless discussed in advance of the stay.

Rental Rate and Fees:

Payment in full of the rental fees shall be due upon booking the rental:
Price per night: as indicated on the Direct Booking transaction
Cleaning fee: $100 Seba Beach Property or $120 Spring Lake Property
Pet fee: $50 per stay
GST: 5%
Alberta tourism levy: 4%

A deposit of $250 is due to be authorized to the Guest credit card 7 days before the Check-In Date. The deposit is for security purposes and will be refunded within 14 days of the Check-out Date, provided no deductions are made due to:
- damage caused to the property or furnishings;
- dirt or other mess requiring excessive cleaning; or
- any other cost incurred by Homeowner due to Guest’s stay
- If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

Cancellation Policy

If Guest wishes to cancel the reservation, the booking fee will be refunded as follows: full refund if canceled at least 14 days days prior to the Check-in Date, 50% if canceled between 7 and 14 days prior to the Check-in Date, no refund if canceled within 7 days prior to the Check-in Date

The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during the rental period.

Insurance: We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.

Payment: through credit card via Stripe upon booking

I agree that all rental monies are non-refundable unless cancelation is made in writing according to the cancelation policy above. I have read my rights to purchase travel insurance.

The parties agree to the terms of this Vacation Rental Agreement, as evidenced by the Guest paying for the booking.


VACATION RENTAL RULES

The following are the House Rules at the Little Lake House on the Spring Lake Property and the Seba Beach Property:

- Maximum Overnight Guests: 5 at Spring Lake Property, 4 at Seba Beach Property
- Primary Renter Minimum Age Requirement: 25
- No events or parties allowed.
- ONE small dog per booking is allowed. Please keep pets off the furniture and pick up after your pet.
- No smoking in or near the cabin.
- Only guests in the reservation are allowed on the property. A security camera is at the front of the property.
- Tents, RVs, ORVs (ATVs, snowmobiles, motorcycles) are not allowed on the property.
- NO fireworks are allowed on or around the property. NO bonfires are allowed during a fire ban (check SpringLakeAlberta.com). Do not leave fires unattended.
- No shoes in the house.
- Keep noise at a minimum after 10pm.


TERMS AND CONDITIONS OF THIS WEBSITE

These terms and conditions (the "Terms and Conditions") govern the use of littlelakehouse.ca (the "Site"). This Site is owned and operated by The Greenovator Corp. This Site is a vacation rental website.

By using this Site, you indicate that you have read and understand these Terms and Conditions and agree to abide by them at all times.

Intellectual Property
All content published and made available on our Site is the property of The Greenovator Corp and the Site's creators. This includes, but is not limited to images, text, logos, documents, downloadable files and anything that contributes to the composition of our Site.

Limitation of Liability
​The Greenovator Corp and our directors, officers, agents, employees, subsidiaries, and affiliates will not be liable for any actions, claims, losses, damages, liabilities and expenses including legal fees from your use of the Site.

Indemnity
Except where prohibited by law, by using this Site you indemnify and hold harmless The Greenovator Corp and our directors, officers, agents, employees, subsidiaries, and affiliates from any actions, claims, losses, damages, liabilities and expenses including legal fees arising out of your use of our Site or your violation of these Terms and Conditions.

Applicable Law
These Terms and Conditions are governed by the laws of the Province of Alberta.

Severability
If at any time any of the provisions set forth in these Terms and Conditions are found to be inconsistent or invalid under applicable laws, those provisions will be deemed void and will be removed from these Terms and Conditions. All other provisions will not be affected by the removal and the rest of these Terms and Conditions will still be considered valid.

Changes
These Terms and Conditions may be amended from time to time in order to maintain compliance with the law and to reflect any changes to the way we operate our Site and the way we expect users to behave on our Site. We will notify users by email of changes to these Terms and Conditions or post a notice on our Site.
